Suppose you prefer NOT to reside on the west side of Malaga, in places like Marbella and Estepona, where the jet set resides with numerous golf courses and upscale shops and prices.

But you are seriously searching for a spacious home where peace and nature are the dominant factors and where you will enjoy a simple, rich life.
In that case, Malaga Hills is a serious option.

With:
Seven spacious bedrooms (air-conditioned)
seven bathrooms,
a large living room (airco)
a large open kitchen,
Outdoor kitchen/bar (10 persons)
Multiple toilets,
large (heated) pool and luxurious amenities,
outdoor living and dining room.
A significant investment has been made to create a sustainable building
(energy, cooling and heating, and water).

You will find yourself in an extremely spacious home. A villa with many possibilities for family, friends, or your business. And, of course, for a very different price than you would pay in the cosmopolitan Marbella and its surroundings.

Property Information

Real Estate:

Real Property Included

Living Accommodation:

Private Residence
A private residence was built completely separate from the hotel, where a large restaurant used to be. It includes a large living room, office, and the original kitchen from the restaurant. There is a master bedroom with an adjoining walk-in closet, a large bathroom, and a small guest room with an adjoining bathroom. The residence has its own private entrance.

Outdoor Living
You live outside here for the majority of the year. That's why there is an outdoor dining area for 8 people and a lounge set for ten people, sheltered from the sun. Outside, you have a stunning view of the mountains and, in the distance, the Mediterranean Sea.

Location:

The Location
The property is located on Spain's southern coast in the Costa del Sol mountains, about an hour from Malaga International Airport. The area offers the best climate in Europe, with an average of more than 320 sunny days. Even in winter, the temperature is enjoyable.

The property is within walking distance of the ancient white village of Cómpeta. From the property, you have overwhelming views of the mountains and, in the distance, the Mediterranean Sea. The property borders a national Spanish nature park in the middle of vineyards and on a dead-end road. The main feature, besides the view, is peace.

It is a half-hour drive (14 km) to the nearest uncrowded small beaches. The village of Cómpeta has a regional function, meaning there are more than 20 restaurants, a primary school, a secondary school, several supermarkets, shops, and a modern central health center and veterinary clinic. The health center, which has doctors and specialists, is open 24/7. The village has about 3,500 residents, primarily from agriculture, vineyards, and avocado cultivation. One-third of the population consists of expats.

Premises Details:

The total area of the area of the building is 700 m2. It was built in 1992 under the supervision of a German architect and contractor. It has served as a small hotel and restaurant. The first owners left 15 years ago, and the building has had various uses.

The current owners purchased the building in 2021 and had it completely renovated by a team of construction specialists. The building has three parts; all technical installations were newly placed in 2021/2023.

--Hotel/B&B Section--
The hotel has its own entrance and five rooms. The rooms are luxuriously furnished, have private bathrooms, and most have private terraces with overwhelming views. They feature large, professional king-size beds, air conditioning, coffee machines, and water coolers. There is ample parking next to the building.

Central Hotel Amenities
Guests can go down a spacious staircase to the central amenities, including:
a spacious library with over 3,000 books and a fireplace (books are not part of the offer).
a salon for full-body massages and beauty treatments, fully equipped with a large cabinet.
a spacious hall leading to the pool area with a glass door suitable for both summer and winter.

Pool Area
The pool is approximately 12 by 6 meters and up to 2.2 meters deep. A significant advantage of the space is that it is largely covered, making it practical for many sunny days as the water does not become uncomfortably warm and guests can read in the shade. In winter, the area can be closed with large, light-permitting screens. There is also a heated pool for colder evenings.

Panorama Bar
Adjacent to the pool area, the panorama bar seats ten people and offers stunning views over the mountains and the Mediterranean Sea. The bar has a kitchen, wine cabinets, and other appliances. Breakfast is served here in the morning, and guests use the honesty bar during the day and evening.

Sun Terrace
Next to the pool is the sun terrace, which features wooden loungers, chairs, and a covered lounge set. All offer beautiful panoramic views.

Technology
The current owners focus on sustainability, which also reduces costs. A large portion of the electricity is generated by 22 solar panels, with a battery installed to store the generated power. The entire property has central heating, utilising solar thermal energy for heating. Two electric boilers provide hot water. All rooms and living areas have air conditioning.

Pool Technology
The pool technology, which manages 100,000 litres of water, has been renewed and expanded. Various solar panels and two heat pumps ensure that the water remains at approximately 27°C during cooler evenings.

Super-fast Internet
Despite being in a rural area, the entire property is connected to fibre optics, ensuring fast internet access throughout the building, on the terraces, by the pool, and in the residence.

Art
The property houses a significant amount of art, which is not part of the offer.

Business Operation

Competition / Market:

The Competition: In the mountains around us, there are relatively many B&Bs. However, they cater to a different audience. Malaga Hills targets the high end of the market regarding quality, facilities, comfort, and pricing. There is competition along the coast, but people who enjoy being by the beach are different from those who are hikers and enthusiasts of nature and the traditional Spanish culture. The real competition in terms of quality is in places like Marbella and Estepona. However, even here, our audience does not seek the jet-set lifestyle or nightlife. They want to combine comfort with an authentic Spanish experience.
