The full masterplan is expected to include up to six standalone guest buildings, offering a total of 1,200 rooms, together with restaurants, bars, wellness centers, nightclubs, garden areas, and year-round covered pool-area atriums designed for 365-day operation.
The project is planned as a phased development. The initial phase consists of the first standalone 200-room proof-of-concept guest building. Once the initial phase is developed, opened, and stabilized, up to 5 additional guest buildings are planned to be added in later phases.
The initial 200-room phase is currently budgeted at up to €100 million before financing costs, with a planned capital structure of approximately €50 million equity and €50 million senior construction debt.
