Once you decide to proceed you will choose one of our advanced templates to personalise with your own colours preferences, logo, content etc. The website is of a modern responsive design built with the latest code to fit screens from large monitors to mobile phones. The website is connected to the UltraIT.me MLS system and fed directly to over 3,000 Spanish properties. (You select who and where you will have the properties fed from.) It’s automatically updated, but with the option to add your own properties as your new business grows.
System and Features
Sunshine-Homes.online is connected to the UltraIT.me MLS and CRM system where agents from all over Spain feed their properties to our system.
Once inside this system you can add your own exclusive properties (optional), view more details of the properties fed to your website, contact the individual agent, book a viewing, manage your enquiries, store the prospects details and have automatic emails of matching properties sent out each week. (The system will be doing the marketing for you.) You also get access to a very sophisticated mail shot module where you can design and publish your own mail shots then have the system send them to your saved prospects. There is also a calendar and task system to ensure that you never miss that follow up or viewing. The system is paid for by a monthly licence fee. (Details in the pricing section below.)
Commission
Most properties in Spain are sold on a 5% commission basis. (New developments can be considerably more.) It is generally agreed that the commission is split 50/50 between the selling and supplying agent. (We recommend that you always confirm the exact commission in advance with the agent.) For example, the commission on a 400,000€ property sale based upon a 50/50 split (2.5% each) works out at 10,000€, however many of our clients are selling properties well in excess of one million euros, so the sky’s the limit!
Marketing
Like any business you will need to market and promote this website business. We already have many SEO tools set up and they are in place throughout the internet, but you may want to consider other marketing options such as property portals, Advanced SEO and google add words to name a few.
